Polished concrete floors in Metro Vancouver

Polished concrete turns the slab you already have into the finished floor. We grind it smooth, harden it and polish it to the sheen you want, so there's no coating on top to peel, chip or wear through.

How we polish concrete

  • Diamond grinding in stages, from coarse to fine, to flatten the surface and remove sealers, glue and old coatings.
  • Crack and pit repair where the slab needs it.
  • Densifier worked into the concrete to harden the surface and cut down on dusting.
  • Polishing with finer and finer diamonds until the floor reaches the sheen you picked.
  • Guard or sealer on top to help the floor resist stains and spills.

Sheen and look

You choose how much shine you want, from a soft matte or satin finish to high gloss. The grind level sets the look too: a light grind keeps a smooth, cream finish with little stone showing, and a deeper grind exposes more of the aggregate in the slab. Every slab is different, so we'll show you what yours can look like before we start.

Where it works best

  • Garages and workshops
  • Basements, gyms and home offices
  • Showrooms and retail floors
  • Warehouses and light-industrial units

Why customers choose it

Polished concrete is low-maintenance: a regular dust-mop and a damp mop with a neutral cleaner keep it looking good. There's no coating to peel, it handles foot traffic, carts and forklifts, and the shine bounces light around, so spaces look brighter. If you want colour, flake or a seamless coated finish instead, see our garage epoxy, metallic epoxy and commercial epoxy systems.

What to know

Polished concrete isn't the right floor for every space. A smooth, glossy floor can get slippery when wet unless it's treated or left with a lower sheen, so we plan for entrances, garages and wet areas. Concrete is porous, so oil, wine, acids and harsh cleaners can stain or etch it without a guard. Even with one, spills should be wiped up quickly. Existing cracks, patches and marks in the slab are part of the look and will still show. If you need a floor that hides those, or one that stands up to heavy chemicals, a coating is usually the better choice, and we'll tell you honestly which suits your space.

What affects the price

Floor size, the condition of the slab, any old coatings or glue that need grinding off, and the grind level and sheen you choose all change the price. Send photos and rough measurements for a free written quote. See finished floors on our projects page.

Common questions

Polished concrete vs epoxy flooring: which should I choose?

Polished concrete is the slab itself, ground, hardened with a densifier and polished. There's no coating on top to peel, and it's very low-maintenance. Epoxy and polyaspartic are coatings that go over the concrete, so they add colour, flake or a seamless decorative finish and seal the surface completely.

Choose polished concrete if you like the look of concrete and want a bright, durable floor with little upkeep. Choose a coating if you want colour or flake, need to hide cracks and patches, or the floor faces oil, chemicals or road salt that could stain bare concrete. We install both and can help you decide.

Is polished concrete slippery?

When it's dry, polished concrete usually has decent grip. When it's wet, a smooth, high-gloss floor can get slippery, especially at entrances and in garages during BC's rainy months.

A lower sheen, an anti-slip treatment, and mats at doors all help. Tell us where the floor is and how it gets used, and we'll recommend a finish that suits it.

Does polished concrete stain?

It can. Concrete is porous, so oil, wine, coffee, acids and harsh cleaners can stain or etch it if they sit. A guard or sealer applied after polishing makes the surface much more stain-resistant, but spills should still be wiped up quickly.

For floors that see a lot of oil, fuel or chemicals, an epoxy or polyaspartic coating is often the better choice.

How do I maintain polished concrete?

Dust-mop regularly so grit doesn't dull the shine, and damp-mop with a pH-neutral cleaner made for polished concrete. Avoid acidic or harsh cleaners, and wipe up spills promptly.

Busy floors may need the guard refreshed from time to time to keep their shine and stain resistance.

What preparation is needed before installing epoxy flooring?

Good prep means cleaning out the space, diamond grinding the concrete to open its surface, removing old coatings or sealers, repairing cracks and pits, and checking for moisture.

Prep is where most failed floors go wrong. A coating over un-ground or contaminated concrete is much more likely to peel, especially under hot tires.
